Brief

Single-storey rear and side wrap-around extension (approx. 34 m²) to create an open-plan kitchen/dining/family space, plus a small utility. Retain the existing side return wall. Rooflight over the dining area. Full-width sliders to the garden. Underfloor heating throughout the new area. Reuse existing kitchen appliances where possible.

Goals

  • Open-plan family kitchen that seats 8 for Sunday lunch
  • Bring in as much light as possible without overheating
  • Keep disruption to under 6 months
  • Stay within £150k all-in including VAT and fees

Constraints

  • Conservation area — brickwork must match existing
  • Party wall agreement needed with number 47
  • Two children under 5 — safety during works is critical
