  • Go with a steel frame instead of glulam
    Decided 2025-12-04

    Context: Glulam quoted 22% higher and needed a longer lead time (14 weeks vs 6).

    Decision: Selected steel from Barrett Fabrications. Slightly more intrusive but keeps us on programme and £6k under budget.

  • Retain existing side return wall
    Decided 2025-11-18

    Context: Options were: retain (cheaper, keeps character), rebuild in matching brick (uniform, +£8k), or full glazing (bright, +£14k, overheating risk).

    Decision: Retain existing wall, repoint and insulate internally. Best value and matches conservation-area brief.

  • Concrete rather than engineered timber floor
    Decided 2025-10-30

    Context: Underfloor heating performs better with slab; timber would require deeper build-up and risked step down to garden.

    Decision: Insulated concrete slab with wet UFH throughout the new area.
